The Merle Hay Road Gateway is one of the most important entry points into the City of Johnston, Iowa. Though the 125-acre Gateway area has many strengths, including the surrounding landscape created by Beaver Creek and the nearby Des Moines River Valley, much of the area is vacant or occupied by aging commercial and industrial properties that are incompatible with the landscape and the Gateway's iconic status.

This Redevelopment Plan establishes a long-term, community-supported vision that will transform the Gateway into an iconic urban district.

The plan envisions a district that will attract visitors and residents alike with destination shops and restaurants, a natural resource-based park anchored by Beaver Creek, and a community park that might feature a trailhead, dog park, or other unique features such as skateboarding or BMX bike courses.

The plan also envisions a mixture of high-density and medium-density housing, providing needed additional housing in the city and a population base that can support future commercial developments in the district.

The redevelopment plan is the direct result of a six month process that engaged community stakeholders in the articulation of their vision for the gateway district. The plan integrates this community vision with the realities of today's market and the area's future potential.

The implementation plan, an essential part of the final report, outlines and illustrates a series of key initiatives and recommended actions the City should take in the immediate-, short-, mid-, and long-term to achieve its vision for the district.
